  Terms and conditions

1. A 30% deposit is required to confirm your booking with the final balance payable a minimum of four weeks before arrival. If you need to cancel AND we can re-let your week(s), then a full refund will be made. If it remains un-let as a result of the cancellation a refund will not be made.
   
2. The letting period is from 4pm Saturday to 10am on the Saturday of the final week. While every effort will be made to accommodate entry prior to 4pm this cannot be guaranteed as we place high priority on cleaning and preparation.
   
3. Guests are required to vacate the accommodation by 10am on the day of departure. You will be liable to make good or pay for any damage to the accommodation and its contents that you or your party may cause.
   
4. The number of people occupying the property must not exceed 14.
5. Heating charged separately based on meter reading at the beginning and end of rental period.
6. Easter, Christmas and New Year are considered mid season.
